Applied studies on the spatial form and the manner of physical-spatial development of cities are essential in addressing contemporary urban issues and meeting both present and future needs of citizens. The built environment, as one of the most significant elements of urban life, directly influences the quality of life and health of communities, particularly in neighborhoods with older and more vulnerable populations. Accordingly, the aim of this research is to analyze the impact of the urban built environment on the quality and health of citizens’ lives, focusing on District 4 of Sari City in the year 2025. District 4 represents the old texture of the city, housing many elderly residents and the historical core of urban life. the research adopts a descriptive-survey method, relying on primary data collected through questionnaires from residents of District 4. The statistical population comprises citizens residing in this district, while Pearson correlation analysis and path analysis were used to test the hypotheses. Data were processed using SPSS software, version 26. the findings indicate that there is a significant and positive relationship between the components of the urban built environment and the quality and health of citizens’ lives. Specifically, three core components security and comfort of the living environment, accessibility to public spaces, and urban identity were identified as the most influential variables. Together, these components explain approximately 55 percent of the variance in the quality and health of residents’ lives in District 4 of Sari City. This suggests that more than half of the improvements in citizens’ well-being can be achieved through thoughtful design strategies and prudent urban management. ultimately, the study emphasizes that improving the built environment of aging urban districts through integrated planning, safety measures, and identity-driven development can contribute to enhanced life satisfaction and sustainable urban growth.
